QUALIFICATION CRITERIA FOR RENTING

– Residential –

WE FOLLOW ALL FEDERAL & STATE HOUSING LAWS AND, DO NOT DISCRIMINATE AGAINST ANY PERSON BASED ON RACE, COLOR, RELIGION, SEX, NATIONAL ORIGIN, FAMILIAL STATUS OR HANDICAP.

AGE REQUIREMENTS:  All applicants 18 years or older must be listed as a lessee/tenant.

APPLICATION:  A completed, signed, and dated application from each prospective tenant is required.  All lines must be completed, if a line/question does not apply to you, please state “N/A”.  Inaccurate, false, or materially misleading information will disqualify the applicant.  If you do not have a Co-signer, the application MUST be received with all the necessary supporting documents or it will not be processed.

Co-signers are required to provide the same information as the Applicant. Incomplete applications will not be considered and, only those applications that have all the required documents will be processed.

* Available properties will, only, be shown after receiving a completed application.

INCOME REQUIREMENTS:  A combined monthly income of all lease holders must be at least three (3) times the monthly rent.  Proof of income must be submitted before any application will be approved.  Acceptable proof of income includes, paystubs with a YTD total, previous year’s tax return, W-2, or 1099.  Proof of any additional qualifying income such as Social Security, disability, or other government income, retirement, or trust fund will also be considered.  We will need an offer letter for any new employment.  Self-employed income must include the most current personal tax return and the three (3) most recent bank statements.

* We will need proof of funds sufficient to cover the security deposit and rent for the term of the lease.

CREDIT REQUIREMENTS:  Applicants must have a verifiable credit history and credit report that demonstrates a willingness to pay financial obligations, in a timely manner.  An average FICO score of 600 must be shown on any of the three (3) credit reports.  An applicant with a credit score between 600 to 700 must provide a full credit report.  The credit report must have the applicants name, current address, and social security number.

* Applicants who have been named in an eviction/unlawful detainer will be, automatically, denied.

RESIDENCY REQUIREMENTS:  We require a favorable recommendation from previous landlords and/or an unbiased source, such as, a property management company.

SECURITY DEPOSIT:  All rent, deposits, and fees required for move-in must be paid in full prior to move-in.  Total due by move-in as follows:

First (1st) month’s rent plus (+) the prorated rent for a partial month’s rent, and (+) a Security Deposit, equal to two (2) months’ rent.

IDENTIFICATION REQUIREMENTS:  All applicants must provide photo identification and a Social Security card.  Acceptable forms of identification include, state issued identification card, driver’s license, and passport and any other government issued photo identification.  Military identification cards are not accepted.

CRIMINAL HISTORY:  We do not automatically deny applicants based on Criminal history.  Note that, any conviction for a crime or crimes against property and/or people which could result in jail time of one-year or more, notwithstanding the fact that the conviction may have been negotiated and or pled down (plea bargained) to a misdemeanor and/or less than one-year in jail, may result in denial.

All of our properties are Smoke-Free, No Grows, No 215 Cards, and no Proposition 64.  If you smoke and rent a house or apartment, you must be at least 25-feet from the farthest end of the property.  If you rent a house or apartment, there is, absolutely, no smoking on the premises.

APPLICANTS/CO-APPLICANTS:  If offered a unit, you will be required to sign an agreement stating that, all tenants are equally, jointly, and severally responsible for all of the terms and conditions of the lease agreement, including, rent and any other monetary agreement(s).  In other words, if any of the co-tenants vacates or does not pay their share, each of the remaining tenants will be liable for the terms and conditions of the lease agreement.

Tenants are responsible for all utilities, including gas, electric, trash/garbage services, water and sewer, and any other services provided to the unit and/or property.

ALL ITEMS/DOCUMENTS NECESSARY TO PROCESS YOUR APPLICATION MUST BE RECEIVED IN ORDER TO PROCESS YOUR APPLICATION.  AN APPROVAL WILL NOT BE GRANTED UNTIL THE APPLICANT(S) ARE, FULLY, PROCESSED AND APPROVED.  A $35.00 SCREENING FEE, PER APPLICANT, WILL BE REQUESTED FOR AN EVICTION REPORT AND BACKGROUND CHECK.
